Realstone Swiss Property Fund (RSF / Realstone RSF) is a Swiss real estate investment fund that primarily invests in residential properties across large and mid-sized urban centers in Switzerland. Its strategy emphasises value-creation through rental income growth, which is achieved via renovation, densification, optimizing energy efficiency of existing buildings, and selective development or repositioning of assets.

The fund pursues a long-term approach with the aim of delivering stable and recurring returns while enhancing sustainability in its property operations. The mandate requires that a significant majority of its income (around 70%) comes from residential use.

The properties are held in direct ownership, with no material use of derivatives. The fund aims to achieve at least a 3% return on the net asset value (NAV) through organic income, and it targets reducing its exposure to non-residential assets over time, redeploying capital into residential focused acquisitions.

The fund is structured as a Swiss contractual public real estate investment fund (fonds immobilier de droit suisse ouvert au public / Immobilienanlagefonds öffentlich zugänglicher schweizerischer Rechts) listed on the Swiss SIX Exchange, managed by Realstone SA, which is authorised by FINMA. The benchmark used for comparison is the SXI Real Estate Funds Broad Total Return Index (also known as the SWIIT), which measures performance of Swiss-listed real estate funds weighted by market capitalisation.
